Standard commercial office space lease

This Commercial Office Lease Agreement (this "Lease") is made and entered into as of {{EFFECTIVE_DATE}}, by and between:
{{LANDLORD_NAME}}, located at {{LANDLORD_ADDRESS}}, {{LANDLORD_CITY}}, {{LANDLORD_STATE}} {{LANDLORD_ZIP}} ("Landlord"), and
{{TENANT_NAME}}, located at {{TENANT_ADDRESS}}, {{TENANT_CITY}}, {{TENANT_STATE}} {{TENANT_ZIP}} ("Tenant").
1.1 Leased Premises. Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord, the office space located at {{PREMISES_ADDRESS}}, Suite/Unit {{SUITE_NUMBER}}, {{PREMISES_CITY}}, {{PREMISES_STATE}} {{PREMISES_ZIP}}, comprising approximately {{RENTABLE_SQFT}} rentable square feet (the "Premises").
1.2 Common Areas. Tenant shall have non-exclusive access to common areas including hallways, restrooms, elevators, stairways, and parking areas designated by Landlord for common use, subject to reasonable rules and regulations established by Landlord.
1.3 Parking. Tenant shall be entitled to {{PARKING_SPACES}} parking space(s), {{PARKING_TYPE}}, at {{PARKING_COST}}.
2.1 Lease Term. The term of this Lease shall be for a period of {{LEASE_TERM_YEARS}} year(s), commencing on {{COMMENCEMENT_DATE}} ("Commencement Date") and ending on {{EXPIRATION_DATE}} ("Expiration Date"), unless sooner terminated as provided herein.
2.2 Early Possession. If Tenant occupies the Premises prior to the Commencement Date, such occupancy shall be subject to all terms and conditions of this Lease, and Base Rent shall be prorated accordingly.
2.3 Renewal Option. Tenant shall have the option to renew this Lease for {{RENEWAL_PERIODS}} additional period(s) of {{RENEWAL_TERM_YEARS}} year(s) each, upon the same terms and conditions except that Base Rent shall be {{RENEWAL_RENT_TERMS}}. Tenant must provide written notice of intent to renew at least {{RENEWAL_NOTICE_DAYS}} days prior to the Expiration Date.
3.1 Base Rent. Tenant shall pay to Landlord monthly base rent ("Base Rent") payable in advance on the first day of each calendar month. The Base Rent schedule is as follows: Year 1: ${{RENT_YEAR_1}} per month; Year 2: ${{RENT_YEAR_2}} per month; Year 3: ${{RENT_YEAR_3}} per month. The first month's Base Rent shall be paid upon execution of this Lease.
3.2 Additional Rent. In addition to Base Rent, Tenant shall pay as additional rent all amounts specified in this Lease, including Tenant's Share of Operating Expenses, utilities, and any other charges payable by Tenant hereunder.
3.3 Payment Method. Rent shall be paid to Landlord at {{RENT_PAYMENT_ADDRESS}} or such other address as Landlord may designate in writing, by check, electronic transfer, or other method acceptable to Landlord.
3.4 Late Charges. If any rent payment is not received within five (5) days after the due date, Tenant shall pay a late charge of ${{LATE_FEE_AMOUNT}}, or {{LATE_FEE_PERCENTAGE}}% of the overdue amount, not to exceed the maximum allowed by law. Landlord's acceptance of any late charge shall not constitute a waiver of any other default.
